Application Policies and Procedures

Application and Fees:

Please fill out the application in its entirety, if one part does not apply to your circumstances, please put N/A in that field. Failure to provide any requested information would deem the application incomplete. To process your application, we must receive the following:

APPLICATION

Complete, signed, and dated, 1 for each adult (18 years and older) who will reside in the home

FEE

$50 NON-REFUNDABLE FEE for each applicant, regardless of family/marital status

IDENTIFICATION

Copy of applicant’s valid government-issued ID:

Driver’s license
Military ID
State ID
Passport

PROOF OF INCOME

Two (2) most recent pay stubs or direct deposit receipts.
For self-employed or retired individuals, a copy of your last year’s income tax returns is required AND photocopies of your most recent bank statement, (screenshots are not accepted)

PET OWNERS

Please note, not all pets are accepted.

Please refer to the Rules and Regulations of the park, for information on types and number of pets allowed, as well as how to register the pet with the park.

Rental Criteria:

RENTAL HISTORY

Verifiable (non-family) rental history for the past year. If you have owned a home, your payment history will reflect on your credit report. Applications may be denied for damages beyond normal wear and tear, illegal activity on premises and/or reports of non-compliance

CRIMINAL HISTORY

Any felony convictions within the last 3 years will be considered at the discretion of management except the following offenses which are causes for automatic denial: Felony drug distribution and/or manufacturing Any felony that was a violent act against another person Sex offender felony

INCOME

All Applicants must be able to prove a combined monthly income of at least 2.5 times the monthly rent. Child support and SSI can be counted as income as long as it is verifiable. Unemployment is not considered income. Income guidelines may be waived at the discretion of landlord if applicant pre-pays rent for a mutually agreed upon period of time.

AUTOMATIC DENIALS

-Collection efforts filed by past landlord or property management companies
-Any unlawful detainer action or eviction
-Incomplete or unverifiable information on rental application
-Discrepancies between rental application and verified information
-Any rental history upon which previous landlord or management refuses to re-rent to applicant

CREDIT

Your credit score must be 600 or higher. Scores below 600 can sometimes be approved with conditions.
Applicants may be required to pay a security deposit equal to one month’s lot rent and you must have excellent income and rental history.
Applicants that have a non-existent credit rating may result in denial. Applicants with an open bankruptcy will automatically be denied. Applicants with a bankruptcy discharged within the past 12 months may be required to pay a deposit or a month(s) prepaid rent.
All information showing on the credit report is subject to verification, including previous address and place of employment.

APPLICATION PROCESSING TIME:


Applications are usually processed within 2 business days; this depends on how quickly your references respond to our inquiries. If request attempts are unsuccessful, park owner or manager may decline your application after 24 hours of the final request.

ACCEPTANCE:


If your application is approved, you will receive a notification by email from park owner or manager. Your approval may be contingent upon receipt of additional documentation.

If your application is denied, you will receive an email from park owner or manager with a mailed notification stating the reasons for denial.

All payments are processed via the online portal. Payments can be set up to be take automatically each month. If assistance in setting up payments is required, please call the office 603-750-7501

HOW TO APPLY:

You will then receive a confirmation email that includes a link to the online application.
